Why we built this
UK property auction legal packs are prepared by sellers' solicitors. Their job is to protect the seller. The result is documents that can run to 300 pages, written in dense legal language, with the clauses that matter most buried deep inside — often on page 80 of a document most buyers never open.
For buyers who wanted to do the right thing and review packs properly, the standard advice was to instruct a conveyancing solicitor. A reasonable solicitor review costs £350–£550+VAT for a freehold pack and £400–£600+VAT for leasehold. According to Property Solvers research across 10 firms, the average is £429+VAT. That fee is payable whether you bid or not.
Before a typical auction, serious investors research 5–10 lots and bid on one or two. At £400+ per pack, that is £2,000–£4,000 in solicitor fees just to do basic due diligence on a portfolio of lots — most of which you walk away from. And the timeline is brutal: packs are routinely released 2–5 days before the auction, and solicitors offering same-day review charge an additional £150+VAT premium.
The frustration that sparked LegalPack AI was a simple one: the information buyers needed was already in the pack. A short lease, a mandatory £8,000 seller legal fee, an expired search, a title with no guarantee — none of these require a qualified solicitor to identify. They require someone — or something — to actually read the document.
Most auction bidders don't need legal advice before they bid. They need legal information. Advice comes after you've won the lot and instructed a conveyancer. Information — what the pack actually says — should be available to every buyer, instantly, before the auction room opens.
What LegalPack AI does
LegalPack AI reads every page of a UK property auction legal pack and produces a structured risk report in 3–4 minutes. Upload the pack in any format — PDF, ZIP, multiple files — and the AI analyses:
- Special Conditions of Sale — every hidden cost, shortened completion period, VAT clause, overage provision, seller legal fee requirement, and unusual obligation
- Title Register — ownership, tenure, registered charges, and restrictions in the Charges Register, including restrictive covenants that bind the property
- Lease (leasehold properties) — unexpired term, ground rent, service charge structure, forfeiture clauses, and subletting/alteration covenants
- Searches — local authority, drainage, and environmental search results, with specific checks on search dates (lenders reject searches over 6 months old)
- Missing documents — identifying what should be in the pack but isn't, and flagging the risk that absence implies
- Mortgageability — flags that would cause a mainstream lender to decline or limit their loan against the property
Every flag in the report includes the exact page and clause reference so you know precisely where the risk was found — and can verify it yourself or share it with a solicitor.
How it works — the technology
LegalPack AI uses large language models trained and fine-tuned on UK property law, auction practice, and thousands of auction legal packs. The AI reads documents the way a cautious UK solicitor would — not looking for what's there, but looking for what should be there and isn't, and looking for the clauses that standard buyers would miss.
The system understands the structure of UK auction legal packs: how Special Conditions override Common Auction Conditions, what a healthy title register looks like versus one with unexplained gaps, how leasehold covenants interact with the landlord's ability to forfeit, and when a search result is simply informational versus when it represents a material risk to completion or mortgageability.
The AI does not give legal advice. It provides information — the same information a solicitor would extract from the pack, presented in plain English with source references, so that you can make an informed decision about whether to bid, and whether to instruct a solicitor for a full conveyancing instruction.
LegalPack AI is not a replacement for a conveyancer once you've won a lot. It is the tool that tells you whether a lot is worth a conveyancer's attention before you spend £350–£550 finding out. If LegalPack AI finds a deal-killer, you walk away at £9.99. If it finds a clean pack, you proceed — and share the report with your solicitor to accelerate the full review.
Built specifically for UK property auctions
LegalPack AI is not a general-purpose document analyser. It is built specifically for the UK property auction market, trained on the legal framework that governs auction sales in England and Wales:
- The Common Auction Conditions (4th Edition) and how Special Conditions override them
- HM Land Registry Title Register format — Proprietorship, Charges, and Restrictive Covenants registers
- Leasehold legislation — Leasehold Reform Act 1967, Landlord and Tenant Act 1985, Commonhold and Leasehold Reform Act 2002
- Chancel repair liability and the legal framework following the Aston Cantlow case
- Material Information requirements under National Trading Standards guidance
- SDLT, additional dwelling rates, and mixed-use property classifications
The product is designed for buyers at traditional ballroom auctions (Allsop, Savills, Barnard Marcus, SDL, Bond Wolfe), online conditional auctions (iamsold, Bamboo Auctions), and online unconditional auctions — with different alert logic for each format's legal pack characteristics.
Pricing
LegalPack AI is priced to make proper due diligence accessible to every auction buyer — not just those with the budget to instruct solicitors on every lot they research.
Enterprise plans with unlimited analyses, white-label reporting, and custom integrations are available for agencies and sourcing networks — contact us to discuss.
Who it's for
LegalPack AI is built for anyone buying or considering buying at UK property auction:
- First-time auction buyers who want to understand what they're looking at before they bid — without paying solicitor fees on properties they haven't committed to
- Experienced investors who review large numbers of lots across multiple auctions and need a fast, consistent screening tool before deciding which to instruct on
- Buy-to-let landlords building a portfolio through auctions, where the cost of per-lot solicitor reviews adds up fast
- Property sourcing agents who screen packs on behalf of investor clients and need to move quickly when packs are released
- Anyone who has received an upfront legal pack from an estate agent under the new Material Information rules and wants to understand what it contains before making an offer
Our commitment
LegalPack AI is built on one conviction: buyers deserve access to the same information that sellers' solicitors have already compiled, without having to pay a second set of solicitors to read it back to them. The information is there. We make it readable.
Every analysis we produce includes the exact page and clause reference for every flag. We do not summarise away from the source material — we direct you to it, so that you can verify our findings and share them with your own advisors. Our reports are designed to accelerate the work of a conveyancer instructed to complete the transaction, not to replace that conveyancer.
We are UK-focused, UK-trained, and built by people who have lost money bidding without reading the pack and saved money by reading it. LegalPack AI is what we wished existed when we started.
